Derelict/ Vacant Property Refurbishment Grants Scheme

When upgrading a house, you may claim the SEAI home energy upgrade grants, as well as the Vacant & Derelict property refurbishment grant. Consequently, the maximum grant is €107,550. The Community Energy Grant (CEG) or One Stop Shop (OSS) grants may be used for such a project, however, the CEG is often favoured over the OSS. The Vacant & Derelict property refurbishment (Croí Cónaithe (Towns) fund) grant is administered by each local authority. It is designed to assist in the restoration of vacant and derelict properties. Whether your property is derelict or has been vacant for an extended period, this grant provides a valuable opportunity for revitalisation.

How to Qualify for the Vacant Property Refurbishment Grant?

  • Provide proof of ownership or negotiation details demonstrating your intention to purchase the property.
  • The property must have been vacant for at least 2 years.
  • The property must have been built before 2008.
  • As the owner, you must either live in the property afterwards or make it available for rent. Landlords can apply for one grant per rental property and one additional grant for their principal private residence, allowing a maximum of two grant applications per person.
  • To access this grant, you must complete the application form. The vacant home renovation grant can be combined with additional SEAI home upgrade grants to maximise funding.

Documentation and Application Form Requirements:

  • Quotation of proposed works covered by the SEAI Better Energy Homes Scheme.
  • An independent report confirming that the property is structurally unsound and dangerous, or confirmation that it is listed on the Derelict Sites Register.
  • Any other supporting documentation, along with a cost assessment by the local authority, should be part of your application. This grant is available to support the refurbishment of vacant houses or buildings across cities, towns, villages, and rural areas.
  • Applicants may need to provide proof that the property has been vacant for the required period.
  • The grant amount offered is typically inclusive of the VAT cost of the works, subject to assessment by the county council or local government and heritage authorities. They may also visit the property during the evaluation process.

Exhaust Air heat pumps

Exhaust Air Source Heat Pumps are ideal for smaller homes and perfect for Apartments where the heat pump is located inside and does all heating, hot water & ventilation. 

These Heat Pumps extract the heat in the outgoing stale humid air removed by extract vent from the bathrooms, utility & kitchen before its sent outside via external wall vent.
